I'm leaving on the 13th, so I though I'd pass the apartment on to anyone who is interested.
I'm just the rentee, so you would have to meet the landlady to seal the deal. She gives one year leases.
It's one of those old French designed places right in the heart of PP a stone's throw a way from Orusey market and Capital restaurant/ bus station.
It has a kitchen, bathroom, 7x7 bedroom with walk on balcony, and another room next to the kitchen, but open plan. Approx 20 x 8 m.
Amenities are large fridge/ freezer, washing machine, a.c and fan in the bedroom, single gas stove for large bottled gas, WiFi, large bed with new mattress, steel outside door for padlock. It's minimally furnished with a desk, chair, cabinet, clothes racks etc. The whole place has just been repainted white with a new roof and ceiling.

Water 500 riel m3
I've been here for nearly 4 years with no problems.
Rent is $150 pcm in advance and one months deposit.
If you're interested drop me a pm. I can take pics, but better if you view. It is available from the 13th of this month.

sounds good but i am not arriving for another couple of months but would like to know the exact location so i can go look and see if anything is available when i do arrive. perhaps google map street view the entrance

Can't believe people agree to pay overinflated electricity rates set by their landlords...if there were common usage amenities like elevators and swimming pool, then fair enough, but if not then negotiate to only pay the EDC rate prior to signing a lease.
I'm not a negative person, I encourage people all the time...it's usually to f**k off! But, whatever.

C'mon...the cost of electrical appliances and other furnishings is taken into account in the rental prices...1200 Riel is almost double the official EDC rate, not justifiable at all. rents have moved up somewhat since you started paying what you are now. i see 150 for a large place with furniture as cheap especially compared to monthly small room prices in a hotel/guesthouse in the area.
i would prefer to pay the "inflated electricity " cost than go into a unfurnished place and have to go out and buy carry upstairs get rid of on exit etc
i dont see the landlord continuing with the 150 price for a new tenant say 200 ish wouldn't be out of the question from sight unseen comparative current appraisal

oh and i am frugal with my electric use so the electric price isnt going to add a lot extra to my costs. most of the year its just fan and laptop and my low watt light

I’d be interested to hear more....I’ve just moved into a place 12km’s south of Saigon, takes 20 mins to get there by bike, for 150 p/m it’s a tiny house near the river, only barang for miles! Everything included, except no tv. Good price! Any pics? Saigon heartlands is expensive. 7 mil up. There are a lot of studio apartments for 7 - 10 mil. I guess you're to the right of phu mi yung? ( turn right as you come to van lynn)? If so, it's nice down there. I may be worried about security though.
A client once tried to get a neighbour to rent her apartment to me, it was a ok with her till she realised how much the police wanted. Hard to get the normal $40 government 3 bed flats for foreigners. They ask $400 up for them, and they're illegal to rent to us.

That's what they should do. Advertise it at $170 and keep the EDC rate. Interestingly enough, non of the major pp Facebook groups will accept the kind of information about a flat becoming available as in my original post. Only landlords are allowed to post on the accommodation site, and the normal group refers you to them.
Seems like they may want to get cheap and advertise expensive. Good old Cambodia.
Actually, I'm surprised my op wasn't deleted, as I know a lot of you are businessmen who have the southern Chinese mentality of buy cheap, sell expensive.
