At the end of the day, with a location like that, it appears ANYONE can make a profit with that location.
And again, let me bring up the mighty American chain that passed on Riverside Bistro, tried to go cheap (!!), and got stuck with a lemon. Someone wrote those unfortunates spent $800,000 on a BROKE BUILDING. Duh.
