To rent: rooms in shared house on quiet PP cul-de-sac ($100 or $160)

Queries related to building and decorating and whatever else the married dudes are up to, as well as all the repetitive questions about "Where can I find a nice air conditioned apartment in a good location for $75 a month?"

To rent: rooms in shared house on quiet PP cul-de-sac ($100 or $160)

I have two furnished rooms available in a house renovated to Western standards, including pots/pans and crockery in the shared kitchen. Included is 24-hour security surveillance and alarm. Free wifi throughout the house and electricity (with reasonable A/C use) are included in the rental price.

Rental starts 25 August 2017, or perhaps a little earlier. We prefer longer renters (6+ months) but will accommodate for the right housemate. Room viewing anytime. Please PM me or comment below for phone number or more info.

Room 1 - $160/month: ~12 sqm, ensuite bathroom with hot water, air-con, external windows on two sides, private balcony
Room 2 - $100/month: ~12 sqm, ensuite bathroom with hot water, no air-con, interior window to hallway

COMMUNAL FEATURES: You have full access to an air-conditioned office space downstairs, a huge rooftop terrace with shared laundry, the big kitchen, and two lounge spaces. You can park as many bicycles and motos indoor as necessary, but car parking requires negotiation.

HOUSE ATMOSPHERE: You'll be living with long-time Cambodia researchers (2 Americans) and a Khmer national with lots of experience in Phnom Penh and the countryside. We are looking for people who can contribute to a productive home environment. Peaceful conflict resolution, respectful care taking of the home, and the ability to engage in congenial living activities are important. We are not a commune, but neither are we living as strangers. If you are just looking for a place to crash/watch TV after work, this is not the place for you.

GENERAL INFORMATION ABOUT THE HOUSE:

Perched at the end of a dead-end street just in Chroy Changvar, this row-house is a bit of an oasis. It's basically equipped for immediate move-in, though you may need your own linens. The house itself has 5 bedrooms, as well as a furnished air-con office on the ground floor, so you can both work and live here. The kitchen is open-air with an island, and equipped with modern gas burner, full-size oven, and dishwasher as well as pantry. There are two sofa lounges. The rooftop terrace has a 270 degree views of the skyline and riversides, and has patio furniture and a secure area with clothes washer and sink.

Nearby are Khmer shops and restaurants, and a short bicycle ride to 4 bakeries, organic veg market, mini-markets and the local fresh market. The Chroy Changvar riverside is 4 minutes away, with an organic vegetable market, French cafe, Sushi restaurant, al fresco restaurants, as well as the Sokha Hotel (including 5 restaurants). Towards Phnom Penh, it is 5 minutes across the river and an additional 5 minutes to the Phnom Penh riverside and Wat Phnom areas.

On the ground floor you will find the air-con office and lounge area, a guest bathroom, as well as the the open kitchen and dining area. The kitchen is open-air with an island, and equipped with modern gas burner, electric oven, and dishwasher as well as pantry and cupboards.

The upper floors have bedrooms and one shared living space with couches, TV, bookshelf. The first floor lounge has a refrigerator, as well as a large balcony.
