I don't see how it's too far from town either!
I can get to the riverside in less than 10 minutes from there - motorbike and not in rush hour, but still. That's not even driving particularly fast!
Of course in rush hour and driving a car, it would take longer, but then going anywhere would...
Alternatively I'd look for something on the other side of the river, like the new Japanese condos for example, but then they're probably a lot more expensive, since Japanese are awesome builders and Vietnamese usually can't build anything over 4 levels without screwing it up...
I think the rental return would be at least 450$, as comparable places closer to the river or center of town seem to be ridiculously expensive. In the same area as these apartments, you can rent a whole house for 3-400$, but then it's old and not up to the standard that most foreigners are used to.
My mate has a large 2 storey house, with a garden. 3 Bedrooms, two living rooms, a large kitchen and 2 bathrooms. He's paying 350$ a month and can fit three cars in the garden. However, only one hardly working AC. No glass windows in all but one room (mosquito net instead) and all the electrical wiring done by a retarded monkey on crack, but it's big and cheap . . .

I think I would be happier if the swimming wasn't on the roof.
If the Decastle's came down in price in the resale market I might be interested but there are so many variables when it comes to condos especially maintenance fees, shitty neighbors and poor liquidity as an investment not to mention longer term political stability issues.

But your right about the issues, plus there seems to be no dozens of developers dumping cheap new housing on the market at the minute.
im still considering if its worth a punt on the smaller units.
There are two of the small unitsfor sale on khmer24. He is asking 35k so thats not a bad capital gain so far. But he told me that there is no pool yet!
And one pays $13 a month for maintenance etc, $30 per car for parking and $5 a month for the plastic access card. All a bit odd and no pool as promised. I am going to have a look next week, from the photos the interior is awful and all would have to be ripped out.

I am going to have a look this week, I was going to offer him 30K. Now maybe less, thans bro. But no pool yet? I would rip out the whole interior and put in a flush ceiling and timber floor. I cant remember if the balconys are tiny, if they are- no deal.
