Mean Chey 999 Apartment complex
Would anyone happen to know anything about the above mentioned property development?
A friend passed me a flyer for this project the other day and it caught my eye.

While the interior decoration is not to my taste, and will become dated over time. The starting price for a one bedroom apartment is about $18900.
It is located just off of Street 271 to the south of Toul Tompong and to the west of street 486.
Apparently the first building has sold out. Construction of the 2nd and 3rd buildings will start shortly and complete in 18 months time.
I would appreciate the opinion/views from some of the more experienced members.

Dont know this one but will have a look.
That price for one bedroom seems cheap,khmer decor is of course terrible.
No taste these people except bad taste.
But compared to a rotting rathole in daun penh,good value.
Why pay many tens of thousands for some heap of shit in the inner city with terrible access etc.

I've been there and it's not bad, except that nobody speaks English and nobody even in Khmer could explain the three payment options which took me a few minutes to figure it out from the written booklet. It looks like a floor version of a first floor of a shophouse. The showhome is pretty good but the living room is too small in my opinion. The regular shophouses were bought quickly but the condo is not constructed yet, and who will guarantee that it will ever be? Whoever interested I can explain the three payment options from my booklet.

This is the payment options for the bigger apartment 5.2X13.2 priced at 24,900
The same idea is for the small one too, which priced at 18,300, just the numbers are smaller.
1 with the company
50% now =12,450.00
50% in two years without interest 518.75 in one month
2 with the bank
30% now
70% 17,430 mortgage in 15 years at 15% yearly
3 with the company
10% or 2,241 now
40%=8,964 when the foundation is laid
40% =8,964when the whole structure finished
10% =2,241when the apartment is delivered to the customer

I think the digit are missing another zero= $189,000. It's not built yet, so that's why it low. Plus it's not big at all, it's kind of cozy, fit for the short time or so not much for the family. But you can find some cheap properties here and there. In the topic on Chhbar Ampeou I wrote about some cheap options available. And there's western areas Veng Sreng road and etc. which have lots of ghost towns with affordable prices. Borei Santepheap II have for example E0 for 10,000 and I think you can bargain it down too.

Go back and read my post. I said that by this time next year [ February] we would be heading into a new building boom, so the next 3 to 6 months would be the time to buy. As for developers saying that ''it's all sold out '' this is common practice to tempt buyers into buying the last remaining unit, which is usually a lie, as once they have sold the worst, it is easy to sell best.
Sorry if I have to admit that I studied a real estate course in selling.
