Business wanted
Have a NZ friend looking at possibly investing in PP after spending many years in Thailand
Budget around 100-140 US
Would suit a guesthouse - possible bar / guesthouse
Anything considered that is in half decent location and viable

Why buying some existing business for a fantasy price if you can just start one by yourself for 5000-10000$?
Just look for a building, talk to the landlord and get a lease for 300-500$/month.
Then go shopping for equipment and staff. Paint it in a color of your choice, get some cheap rattan furniture, give it a catchy name and do a little marketing. Run it for a year and sell it to someone looking to invest in some business in Cambodia for 50.000-100.000$ (of course invite all your friends to sit inside and to play customers. Better yet, sell it online!).
Rinse and repeat.

Agree. And better to live here for 3-6 months to see what's around and how things work. Bars/guesthouses are pretty much the same everywhere. Think of a bar concept that is lacking here or perhaps even working well in Thailand. After a year in PP I'm still yet to find a good "pub".
