Can you tell me please what the valuation of $13,000 plus $1,200 deposit, = $14,200 is based on? Earnings so far projected into the future? Your cost of fitting out the cafe regardless of earnings?

I think the owner is just throwing out figures as he was asking almost twice that a week or two ago. This price is probably, a little high, but not unreasonable for what's included. The furniture seems new and fine for a café. The location is on a dead end street north of O'Russey. There is a big school on the corner. There is no thru traffic and the street is clogged with parked motos. IMO the concept, which is, a "café with games", is flawed. I think the most expensive thing on the menu is $2.50. It would be difficult to make money by letting students come in, spend a dollar, and then sit for long periods playing games and mooching WIFI. I'm sure there is a way to make money off those students, but I'm passing on this one.

On the second floor, the room currently used as a training room is 4m x 3.7m. The other empty room is 3m x 3.7m. If you want you can convert both room into a single bigger room.
First floor if you not interested in cafe business you can also convert into classroom, floor size of first floor is 5.4m x 13m.
