I'm not really sure how you can sell a restaurant which hasn't been open since June or July. The place has no staff, no chef, and the longer it remains unopen no regular loyal client base. At best the only assets would be the restaurant equipment, and the lease.

I doubt the place is worth a lot, but if $450 is below market value for the rent, then the lease has at least some value. He may have also paid a deposit, which would have value if you trust the landlord to return it at the end, and as mentioned, there is probably some equipment left.
Owner is moving out of PP. he is willing to leave all the kitchen gear. This is a unique opportunuty for a new starter as the location and the history of the shop
I checked the place out earlier this week and had a talk with the landlord. Not an option for me as the landlord doesn't want anyone competing with him in the western food market.
I got back home and the wife and staff are ready to pack their bags and move to Phnom Penh with me....so it looks like we will continue the search for a good location and relocate entirely.
