This is a traditional Backpack hostel close to the riverside in Phnom Penh and is being offered for sale as a turnkey business.
It currently has 31 beds and has recently been renovated downstairs. There is scope for further expansion to cope with the demand in the busy seasons. All the A/Cs were replaced last year and are serviced regularly. There are 2 fan dorms that can be converted to A/C with bunk beds and this would increase capacity to 41. All fixtures and fittings for the bar, restaurant, kitchen, laundry room, and dorms will be included and itemized.
The business is well rated on the booking sites and has advance bookings well into 2015. The staff are trustworthy and reliable and will stay on if you wish.
The landlady, who speaks excellent English, has expressed no desire to sell and is looking for long term tenant. She will almost certainly start a new 5 or 10 year lease on purchase.
This will be a very reluctant sale so time wasters will be dealt with accordingly. Indeed, my wife actually said she would be able to cope on her own while I am away but I think it will be too much for her so we have decided to look for a buyer.

Agreed. Would save a lot of time sifting through private messages from those not cashed up or not interested in whatever guesthouse it may be . It might be helpful if you actually say even which town it's in? Phnom Penh? Kampot? What's the asking price? How much is the rent? Without these basic details how can anyone even consider taking the matter further.

Apparently it's not Velcomme Inn. There are lots of Koreans and Japanese looking around at the moment. I don't get why people who want to sell something go on a public forum only to hide the crucial facts of the sale???

People withhold the name of the place for sale because a pending sale often freaks out the staff and causes them to leave, or causes regular customers to start thinking about booking elsewhere. And if it doesn't sell right away, and publicly remains on the market for a few months, then there's a stigma.
They probably refrain from publicly announcing the price to avoid the mockery from all the "too expensive!" knuckleheads, and to give them flexibility to subsequently raise or lower the asking price in the future without additional mockery of "The greedy bastard has raised the price!" or "The desperate bastard has lowered the price, wait a week and it will be zero!"
