200k on a more than probable very soft titled lease ? One can buy a land and built a GH for this kind of money...

for $200k I think there is lots of people who would line up to get beat, plus offer a boat to punch too...
You can't buy land on koh Rong, kith Meng has the lease. To build twenty bungalows plus all the other stuff probably 150k max.
If it us in the right place, has good reviews and is well built it would probably cost 80k a year to run and if there were twenty bungalows it would gross about 130k at 50% occupancy. But a good operator might pay it off in two years. But competition is tough, good location is vital, it's hard to keep staff and rats, dogs, flies and sewage are only going to get worse.
I have a mate just bought land with some partners on a Thai island, that sounds good.
