This 29 Room Hotel enjoys a great location in the Riverside Tourist Area.
A good combination of Business and Vacation Guests provides a good steady year round income. Many of the guests are repeat, coming 2 or 3 times a year for an average of 7 day stay.
As well as the Hotel Rooms there is a ground Floor restaurant (Anna's Restaurant) which provides guests with cooked a la'carte meals from 6:30am until after 9pm.
This operation is fully staffed with cooks and Severs. The restaurant can seat 28 persons both indoor and outdoor on a viewing deck.

A long lease is in place with a ground rental of $6,200 a month. The lease is up for renewal in 2025. The Hotel is staffed by great Cambodians. Some have been on the team for 6 years or more and have a wealth of knowledge of the Hotel and associated services.
With 4 accommodation floors, serviced by elevator, the Hotel is primarily non smoking except for the restaurant and lobby areas.
The hotel has excellent IT systems both internal for hotel/Restaurant management but also External with a well positioned website, with a strong social presence on Facebook and Google+.
The majority of bookings come from online travel agencies Booking.com, Agoda and Expedia. These agencies have the Hotel high on their rankings.
A growing opportunity is the continuing growth in online bookings direct to the hotel, which saves on paying extensive commissions to outside agencies.
New owners have a choice, take over a smoothly operating three star hotel, or invest in some upgrades to move the room level income expectations to a higher level.
Unfortunately the Hotel Owner has had a dramatic health event and has decided that family is more important than business.

I lost counts over the years of the 'very profitable business but selling because of health problems' up for sales on Facebook and such esp from SHV. Maybe this one is legit?
