If they're closing this weekend, they should just give it away, seeing as they still have a lease on it.
They already closed Town House Supper Club, and wasn't Harry's (on Bassac Lane) for sale at one point as well?

It's a bit of a stupid sales pitch: It's for sale for $120k, but someone can have it for $80k, but if it's not sold for $80k it will close down this weekend.
What is to stop someone going to their closing party, and then wandering around to the real estate company tomorrow, taking on a new lease and just starting the business for nothing?

This is Cambodia where Xpats buy a business proposal ( but not an actual business ) for a stupid amount of money,
Go broke in 3 months and try and sell it for more money than they paid for it.

It has some some value - the fittings and fixtures.
Assuming it does close tonight or in the near future, the current tenants can strip out everything that is worth anything and sell it piecemeal - air conditioners, stools, sofas, tables, lights, fridges, computer, music system, alcohol stock etc.
Any new tennant coming in would have to replace all that, which could amount to anything from $5-15K depending on how severe the gutting was.
So anyone who wants to buy it could offer the current business owner say $10K. At least the departing business owner cuts their losses and the new owner saves money and time compared to if they had to replace a lot of the stuff.
But I somehow doubt the current owners will see it that way. It must be hard to plough in maybe $30K and then have to accept that the business has failed, and walk away with much less. Or even nothing.

It's interesting that this place is closing. I only went once, but it seemed well run and someone has clearly put a lot of money in. It's also well known, in a good area and apparently has western management.
I don't go out much these days, but I have visitors in town so we went out last night. Everywhere we went was dead. Raffles 6 other customers, Chez Gaston we were the only customers, Sharkys had perhaps a dozen. The only place that was somewhat busy was Oscar's on 104.
I wonder if we will be seeing more closures in the coming months.
