I have 3 plots of land for sale in Kep Province directly along the main road from White Horse to Crab Market. The land is located about 2Km from the Crab Market. The highway is still under construction and expect to finish by the end of this year.
The new road development is ideal for new investment opportunities and this land location is suited for building night club, star mart, guest house or gas station...ect
I am a direct owner of this land (Not real estate agents or broker)

The land is elevated, it's fenced. Electricity and water are available. It's hard title.

The Kep Province Governor mentioned that Kep will be converted into the Flower Eco Tourism like Da Lat City in Vietnam. If you travel along this main road you can see the middle of the road, the part that has been finished, they already planted the flower trees. Some new house construction is being built, I am putting these plots for sales because I am in urgent need of more capital for my other investment. Otherwise, I am very sure in one or two years, you will see more businesses and new investments start growing in this province.

I think your prices are in line with the market even if it a bit far (it is 4.4km to crab market not 2km. 5.3km to the beach and 8.8km to the center market.) if you sell the plots separately.
what are the plot sizes ?
what about the house at the back, i see their access road goes trough your plot, do you have any agreement with them?

These plots have fences that marked its boundaries. Nearby families are friendly people. The access road to the left if you face the plots from the main road is not inside the lands.

Any land that is under development area is barren land. Until you build something on it. Then it will become something completely different.
Believe me, the main road is very big...these lands will become big houses and business premises in 1 or 2 years.
Well, actually some land is a lot healthier than other land which makes it suitable to grow things on, etc. That's not what this is for though, I understand that.

Yes Ricecakes, my pictures are not really good. I took them during mid day. The sun was really bright. The lands don't look this tasteless or barren in reality. And I didn't mean it in a disrespectful way to the OP. As an investment it may very well suit some people. However, I like buying land on merit of its natural beauty and location. The lots I've bought were the ones I had an immediate "attachment" to. Little gems (in my eyes) that have some charm. I like remote land away from big roads and hate the filled in and fenced up plots you see on the side of newly built roads.
Again, my uses for land are quite different different. I never buy land with the idea of flipping it in mind. I buy it because I feel an attachment to it from the moment I first laid eyes on it. Totally irrational but that's me. Anyways, even though it looks barren next to that factory style building, it's nothing a bit of landscaping won't fix.
