I do not have any accurate price info for the coastal area. But I am sure it is like x3 or x4 times higher than my plots location. I heard places closer to crab market...it's like around 250$ - 300$... that's not even prime locations. Anyway, this is only what I know, howevet if you want land in that area, you need to check out for sources.
I found a serious Chinese buyer for this guy and now he wants 150$\m2 instead of 60$\m2 negotiable ... Time waster.

He is convinced that he’ll get it.
The land is prone to flooding and has a one story brick house on it. He wanted me to buy it.
I see land on Khmer24 for sale then it disappears only to show up plus $100 per sq more!
I think they just test to see how much response they get and work out how much it’s worth.
Prices in SHV are nuts. BS Villa area two years ago $120 per sq. now $600/800!
Anyhoo. Me and a group of barang at our apartments (barang/khmer owned) have been tentatively “chinesed” so looks like we will be kicked out within a few months. Oh well. 3 years in the same place.
Off to Kampot we go!

Can’t say about the schools as, unlike GavinMac, I don’t hang out at them. I know the unis don’t have any or many Chinese students yet.
I doubt any families will be rushing to place their kids into Cambodian schools, even the international ones, anytime soon.

Going to give a look at kep real estate again today and tomorrow, the land that I bought a few years ago has performed well, so me and a few friends are going to look for some larger plots to separate and possibly develop.
