I told him it would come with a 5km and 5 year restraint of trade provision with penalties. I explained that this meant he could not open another similar business within 5km for 5 years. He was not happy as he said he was planning on selling and opening another identical business down the road.
Also his asking price was the sum of the current annual stated (with no books) profit until the end of the lease. When I asked him how I would get a return for my investment and effort he could not answer.
Note to self: Must be nice to morons.
