Saw that. Think it's had it in its current format. Been empty each of my three visits since the new owner took over and a bit cluttered/dirty.
Would be a good value premises for a lady bar.

Hmm. Well worth an offer,if it was in 6 months time I would buy it. Jeff could fly in once a year as a consultant, oh hang on he already does that.

Just like the original owner did.
The place became to much hard work because the current owner followed a business plan that failed attracted new business, it allowed it clients to direct how the business operated.
The more ego centric it's clients became, the more unwelcoming the place became.
It's current value is only the rent it gets from the rooms above it less the rent paid to the landlord.
I'd offer him $4k.

There is a lot more diversity offered by the bars in PP now.
They need to attract a new customer base which is more cashed up and more discerning.
If Jackal or Jess were interested, they could make Garage work again.
I'm using them as examples of how a good publican operates a business.
I'm also sure several other posters could also turn things around.
But in its current format,
It has limited resale value.
I'm viewing this simply from a financial investment point of view.
They need to attract a new customer base which is more cashed up and more discerning.

There is a reason every expat bar in Phnom Penh is always up for sale. They make no money, with perhaps one or two exceptions.
What exactly are you buying when you buy a $1.50 a beer bar? Nothing more than an obligation to pay someone $1000 a month rent, mitigated by the fact that if you're lucky you can persuade a dozen people in each night to buy a beer or two. As scoffer says, there is no resale value.
The owner of Garage is a good fella, but the fact he has taken a day job as a tefler to supplement his income says all you need to know about the finances of owning a bar.
