It seems all partitions are built out of brick. Can you build the outer walls out of brick and any supporting walls, and then go around with steel stud to frame and insulate the exterior walls and then finish the interior partitions the same way? It seems al the elaborate ceilings are drywall art are the not? If so, then they have the drywall and tapers available right?

Went to the Khmer New Year celebration but my wife wasn't too impressed. Apparently the community in Montreal is more to her liking. Toronto has a quite small Khmer community compared to its size. Darling has a cousin who is a wedding singer. He's in Canada now, I think Vancouver, then stops in Toronto and Ottawa. Never heard anything about Niagara or Kingston. True that, but in Saginaw Bay, I was able to buy a large house for $20K about 20 years ago. Flint is also nice, as is Bay City. I've built/renovated a few places. As others have said, it's usually full of headaches, but I still end up loving it every time. Going over budget is part of it, but with careful planning you can avoid most of it. It's a very time-consuming process, but rewarding by the time it's done. If I could go back in time, I'd probably study design, architecture or maybe even engineering.

Had you gone back to study architecture, you'd likely have ended up like most architects - having studied but not found any work to do. Engineering is far more useful and you can do the architecture if you want. And you can sign off on the drawings which architects can't do.

Isn't that pretty much exactly what I said? Instead of criticizing me for everything, why don't you offer something constructive? Can't you see I am trying to do my homework and get information? As for going over Budget ... contingencies are allowed in budgets for variables and unknown factors. If you do that, you wont be over budget.
