That house has really nice garden areas too, with small lawns. Not something you get around many houses here.

In most of North America, 'stick framing' is the convention for housing construction. I am most comfortable with it, and believe it is superior. Is there any reason you cannot build like that here? I have noticed a lot of the standard countryside homes are a variation of it. I would begin with that, and then work away on individual rooms with the usual, mechanical and electrical, insulation, and then drywall. Perhaps this is more costly in the long run?
I prefer wood, because, its easy to renovate, easier (for me) to work with and is more forgiving.
My problem is that Princess doesn't seem to like a wood house, but I think that may have to do with status. Also, I would like a smaller, well designed functional home, and of course, bigger and showy is more important to most Cambodians, and otherwise, they don't know much what to do with a house. I am trying to make her see that I can make a wood house and finish it so that she could really like it.
If I build with wood, do I need to treat it for insects, and is there suitable products that work well that are not carcinogenic?
If I built a home like that shown in the photo, I would brick up the first floor, which I would use as a workshop. I would also likely put a rather large kitchen down there. I am working on a design and searching for someone to help with some conceptualization drawings. Project development if you will. I have basic floor plans and want the architect/designer them to take them and show me some further ideas and how the building could look outside. In that way, I will get more ideas.
Anyhow, I have asked around and a lady who just built last year told me its between $320-350 sq. m. right now, going rates. I wondered if a two story would be cheaper than a one story, as: If you built a 1 story building 200 sq.m, you would have the same 200 sq.m. in roof and foundation. If you built a 2 story you would only have 100 sq.m. in roof and foundation, so the extra 100 sq.m. shares those elements, although you do need stairs as an extra.
Another thing I was pondering. If I got a price for the place all loaded up, and then realized it was over budget and started stripping out some extra's, would I end up cheaper than if I just priced the home to that basic point first? As opposed to: If I priced a stripped down version of the building price first, and then asked for individual prices for all the extra's added in later.
I know, for me, when I priced a house, if people wanted to take things out, I didn't credit as much as I would have charged if they wanted it added in. My temptation is to get a price on the shell first, complete with windows and doors and a roof. Then get the interior done separately. But, I have never built in Cambodia of course.

But for house building on a budget, buy everything yourself and just get the builders to build. If they have to purchase anything they will overcharge.
