Looking for 2 bedroom apartment.
It must be unfurnished, not serviced, allow cats, and QUIET - I'm moving because a KTV just opened next door. I prefer Super Duper/Russian Market area or Street 63 South of Sihanouk Blvd. Must meet all 4 criteria, or I'm not interested.

Just a tip: avoid real estate agents. They are on the landlords' side and will show you and try to talk you into accepting an apartment that you don't really want. The best way to find something is cycle around in the area where you want to live and look out for phone numbers posted on balconies and front doors. The Khmer text that accompanies them usually says "for rent." (If it says "for rent" in English, this is usually a bad sign.) If possible, bring a Khmer friend who can dial the number and do the talking/negotiating for you. In this way I found an unfurnished apartment in just a few hours in the Tom Nob Toek district. My apartment has two floors, two small bedrooms, a large living room, plenty of windows, and a large covered roof terrace, at $200/m, kind of ideal for me.
Well, I like the Khmer agents who have helped me find 2 apartments here. Matter of fact, your entire post is condescending and incorrect.

Estate agents are generally a waste of time for the c. $300 / month or less price bracket. If you are looking above this then sure, use an agent.

Well,first he managed to insult all the hard-working real estate agents because they're doing their job. The second sentence is just nonsensical.
Also, I posted looking for a specific type of place. Why he assumed I needed help learning how to rent an apartment, then proceeded to lecture me on it, pissed me off. Like teaching your grandma how to suck eggs. Of course, I'm grumpy before the first coffee of the day. On balance, though, it struck me as being pompous.

They aren’t on the landlords side, or your side. They are trying to makes money themselves as quickly as possible. I’ve had more bad experience than good with wannabe estate agents.
Yeah the second sentence doesn’t make much sense. He suggesting that if they know even basic English then it’s a bad sign. That’s weird advice.
But for what you are looking for I would also say don’t waste time with estate agents.
Not going to go any further with this thread, except to state that the estate agents I've dealt with have been great. Not pushy, nice people, very helpful.

Agents here are only interested in their commission so ensuring that is as high is possible will be their ultimate goal. Since that is related to the amount you rent for (they get the first month's rent from the landlord), they most certainly are not on your side and will not be interested in negotiating on your behalf. It's much more efficient to choose your area and ride around the streets you're interested in looking for signs. That's pretty much all they do anyway.
