The wife just bought 32 or 33 ha along the national rd from Moung Ruessei to koas krala, about 15 min from MR. Previously owned by a Khmer who has been living in Japan for 20 years and whose relatives here tried to block the sale. Offering price was 50k, they settled on 55. I kept well away from the haggling.
Probably not very liquid but you can't be that wrong with such a low price. Which is still about 35% higher than a similar acquisition 2 years ago.

Apparently Chinese are expected sooner or later and that kind of pushes prices up. She'll rent it to a bunch of farmers for 100-200 per ha per year in the meantime, as she did previously. I had agreed to bankroll it as I could see the logic in that.

Here is my take on Kep / land values etc...
I don't believe it is a chinese thing. sure they may be doing their bit but its not solely on them that land prices have FINALLY gone spastic in Kep. I was talking to a long term cambo expat who has done his fair share of land flipping and he has a very interesting theory on the "Chinese driven" land booms. He reckons they are in areas much earlier than anyone realises using local agents to buy up land at pre boom prices. The next phase is they come in all brash and flashing the cash and pay way over for a few parcles of land and voila.......THE CHINESE ARE COMING. They sell into the frenzy and move on. Classic pump and dump. No idea if this is the case but its certainly plausible.
The Kep municipaility has done an amazing job of improving access to , and overall appearance etc of the town. There is only one place Khmers want to be on their holidays and that is....surprise surprise ......at the seaside. How many places are there to go ? Two. And every Khmer I now speak to detest going to Shitsville because its a long drive to get to a chinese gangster infested pukehole of incalculable proportions. I believe there is now a buzz around a SECRET beach destination on the coast below Bokor. I was there years ago and it is nice enough but rocky bottomed and u can walk ankle deep out into the tepid water for about ....well.....far enough you will never get wet.
Kep has morphed from what was a funky old relic of French Colonial and KR stronghold history to what is now fast becoming ( or has become ? ) the preferred coastal destination for locals,tourists,investors...oh yeah and returning French khmer retirees who are cashing out of Paris and wanting a slice of heaven . Unfortunately i don't think it will be long before we start seeing high rise hotels along the shores but i really hope it never comes to that. If the municipaplity is even a quarter smart they will restrict height.
Generally the people who say an area is overpriced do not own there but wish they did. At the end of the day....you will rarely go wrong buying land in Cambodia ( titel issues aside )

I was there this week we went to visit a few large plots with friends near the old railway station, around 10$\m2 for 6.5Ha, I think building a couple of roads and a couple of villas will help raise the price to 20$\m2 relatively easily. Unfortunately the owner seems not very keen to accept the offer we made for now.
Everything else felt either already above budget (with potentially commercial plots on the main road approaching 700$\m2 near crab market there isn't much money to be made in the best spots.) or not suitable for a development / to separate into lots. if you have something that you think is really good feel free to drop me a PM.
