Bar in Phnom penh
Hello ladies and gentlemen. Firstly I should introduce myself, my name is Alex, I'm 29 years of age and have been living in Thailand for the past three years. Being a bit tired of Thailand and therefore I'm looking for new opportunities in Phnom penh. And was told that this is the biggest expat forum.
So, to my question, or discussion starter probably. I've owned and managed bars and restaurants in Thailand, and would like to do the same in Phnom penh. I'm looking for property to rent firstly, looking for a descent size bar area, with at least two rooms in the back as I would live there.
I'm looking for roughly 50-70 Sq. Meters in customer space. My living space an be small, 10sq.m is enough, and one backroom for office and such.
What do you long term sayers reckon something like that would cost monthly in Riverside vicinity? It doesen’t have to be on the river, but within walking distance.
Hope to get a productive discussion later on, I'm taking my time and predict I'll be in PP august 2016 with intent to stay.

Within walking distance of Riverside is a wide wide space, Alex, and you might want to narrow that down a bit. What sort of bar are you looking at? Phnom Penh is awash with new bars ranging from the lowliest hole in the walls to New York style sophisticated cocktail bars like those around 308.
If you are talking about one of the streets running off the main riverside, it sounds like you might be thinking of a hostess bar. You need to be aware that pretty much all of them are for sale, and for good reason. Only the very best managed make money.
Either way, I would say your rent would be in the 600-800 per month range. Perhaps more.

I know I'm unloveable. You don't have to tell me. I don't have much in my life, but take it - it's yours.
People have been crying for a regular hang out place near the Russian market. It has to be cosy and with a real Western feel to it, not those plastic chairs on an open concrete terrasse. Which means a decent investment, decent music, palatable food and drinks, think Larry's or rehabb but near TTP. That'd be a winner. But you'll probably get beaten to it by a couple guys.
A hostess bar rent would be more like $1000 plus now wouldn't it? What happened to the restaurant near TTP off 432. More like Boeung Trabaik, I guess. And why has no one yet done something in TTP. Do you have to be a god botherer?
And that one on 63 across MST run by a Japanese a few years ago, it was sort of a hostess bar.

I won't go into details with my ideas, as I'm trying to create a different type bar that is in pp today. Yes, I will have hostesses, but I'm not at all looking for a 'standard ladybar'
I spent month earlier this year looking where I think my theme will work. I think around the area between 136-104st. But I am totally open to look at properties elsewhere. I will not buy somebody else's failed bar, been too long in Asia for that
I'm looking for a building where I can build a bar from scratch, I can off couse be open to look at a place that have been a bar before, but I have pretty clear image of the theme. It will be a western, American style bar, with theme and music 60, 70s and 80s, I'm not starting a kitchen day number one, but hopefully that will come within 6 months

You could call it "Hooters" or "Cheers" or "Garage" or "California" or.... Wow, the possibilities are endless!
Personally, I would like to see your type of bar in the old Kiwi Bakery spot. It's been empty way too long! It might be big enough for you. But you really should have some food on day one. And you definitely need 50 cent mugs and $2 jugs of beer! Most place have Ankor draft, but if you could provide a "craft" beer at that price, I would come at least twice a month!

And maybe the upstairs could be fitted to accommodate weary drinkers who want to rest for a small amount of time. I'd pay a dollar or two for a small amount of time room rental. There's a novel idea.

OP, are you familiar with the new Retox Bar ( http://www.retoxpattaya.com/ ) in Pattaya? Something similar to that near the Riverside would be a winner imho, especially if you managed to get some decent beers on tap. Guiness on tap is something that isn't currently available anywhere in Cambodia that I'm aware of but many people wish it was. You will need to bring something to the PP bar scene that people want but isn't currently available.
I'm not a negative person, I encourage people all the time...it's usually to f**k off! But, whatever.
