On both points. 90% of Khmers (or anyones) wealthy enough to be landlords have had years of experience screwing poor Khmer and barang alike, and lesson #1 is acting friendly up front so you don't beat the shit out of them when they inevitably cheat you. What a crock of shit. Many Khmers have become legitimately wealthy by selling land and investing the money in property to rent out. Many other landlords live with their families on one floor and rent out the others. If you own a small piece of land, it is still cheap to construct a viable residence. There seems to be an odd perception amongst some foreigners that Khmers are incapable of being successful without being corrupt exploiters. That there is no middle class, no honest businessmen, nobody that studies hard, gets a decent job and save/invests his/her money.
