Why Do Some Expats Disregard Other Expats

At those prices, it makes way more sense to buy in one's home country. That's my plan actually. I own some plots in the countryside here which were bought for cheap, and I do think and it's still possible to buy cheap stuff if you know where to look. Not cheap for flipping, but no problem to live there. Might buy one more as there's still tons of upside. Still, I plan on buying in my home country as prices here are out of wack and will fall in the next 5 years for sure. The ROI on city apartments fell a few years ago and now its the same in many provincial towns. When you get over a certain price, I find the security, prices and returns in the west are way better. I think a lot of it also has to do with the top say, 2000 families, buying off the whole country because they have too much (often illicit) money to burn. Humongous swaths of land bought by those types...

Jep has a habit of editing or deleting his threads hours after he originally posts them. It looks like he did it again. Every third bloody entry in the mod logs is a record of Jeb deleting his own stuff. If he left them alone, he would have more posts than vladimir.[/quote.
I had my legal team review this thread. Their response was editing and deleting of my post did not change in any way the dynamics,or inpeed the flow of this thread.

Err, a whole lot of this so-called disregard (formerly posited as 'hate') surely is merely some very long-running banter, and jibes, and put-downs between PP and SHV residents, no ??
I'm curious why the OP has the intention to dissect this hatred, I mean disregard, and seek some striking conclusions.

I agree. My first choice is Kep, but making a living there is difficult. French friend has a restaurant, and some Spanish friends have a wine/furniture business, so lots to do, and the fact that you can just go and look at the sea instead of kamikaze nutters on teh road is a vast improvement.
The real Shitsville is Phnom Penh, imho. None of us are here because it's more scenic than our first choice.
Maybe more people will start heading to SHV once they clean it up a little.

Please take note: I'm not pretending to be an expert or anything. Not that it matters that much anyways, as the majority of so called experts can't predict crashes either. But here's my theory: prices have sky-rocketed in the past few years as bong thoms buy up the whole country, as well as the middle-class and even villagers buy land in previously "undeveloped" areas. At the same time, mortgages have started being used more widely, especially by the middle-class. This only started in the past three or four years I'd say. Prior to that most of the transactions were cash. Now I reckon the percentage (especially in the PP area) is MUCH higher.Jep wrote:LexusSchmexus.

No one knows when the next crash will come, but it'll come. They always do, of course. Let's say China, the US or EU somehow start a small global meltdown, the tremors will be felt here. Before mortgages were issued here, they were somewhat isolated. However, now that banks are loaning big money on (in my opinion) overpriced land, condos and so on, when the crunch comes it's going to hit hard. Prices can't keep on rocketing on to European prices when the local wages can't keep up. Take this with a grain of salt, but I've also been told that the banks here loan out a higher percentage of their holdings than they're supposed to. Not necessarily true, but knowing Cambodia, it wouldn't surprise me one bit. When the deck of cards comes down, it'll come down. Long-term it's still good, as Cambodia has nowhere to go but up. However, a LOT of these new developments and boreys are just being bought with the idea of flipping. But now that everyone has caught on and is trying to flip land, I think it'll drop massively once they realize getting rid of it (for the prices they envisioned) is harder than expected. Especially when the banks come knocking on the door (hopefully, because if some go bust it'll be a much bigger issue). Either way, it'll be a buyer's market once that happens... BTW, I've always been bull on land here. I've bought and sold real estate before, but I don't like the way things are happening lately, especially on the outskirts of the city. Tons of lots are sold, but NOTHING is happening. Something's amiss.

Real estate is in the toilet already.
Never seen so.many new developments for sale on Facebook before.
Prices need to reduce as psm is ridiculous given where we are.
Cheaper to buy in many western countries.

Yeh the golden days of an unsucessful barang being able become something in south east asia have passed.
