Land transfer - hard title purchase.
What is the process and typical costs. M’lady scrambled my noggin with meeting people to discuss and all things weird and wonderful. Is this not a normal 1,2,3 operation?
Cambo id card, id picture and proof of current residence
Family book
Go to sangkat , contact them beforehand to gain time.
You'll need a witness (both buyers and sellers)
Standard forms to fill and thumbprint
Pay costs to the sangkat, variable for each kind of land. Not very expensive, maybe a charge for faster processing or out of hours work
Avoid middlemen, they are the ones complicating things and add costs and delays.

Never buy land in KOW. Utter waste.
logos ... a lot more work involved than you described when transferring a Hard Title property!

I'm not a negative person, I encourage people all the time...it's usually to f**k off! But, whatever.
I wish sistersofmurky would tell us how exactly he arrived at this conclusion and if by any chance there was any first hand experience involved. Because if there wasn't - just shut it.
Maybe he meant don't buy your TG girlfriend a plot of land?
None but ourselves can free our mind.

TY for the intel. Not much $$'s is a bit subjective though. Is there some good guesses and a breakdown? Must be some administrative and registration fees plus tax?
What's the land tax situation like in Cambodia? Do they have proper tax collectors or are you required to go to The Ministry? If no tax, then what's the tribute?

This whole deal turned out a mess. She bought from her sister - a distress sale. I asked - checked and double checked - the property size. I was told hard title. What I didn’t know is that her sister didn’t have hard title. Now we do have hard title - but, the property is smaller than expected by a third. It’s a corner and along the side we had to give up about 3 m strip for future sewer. I would have expected to have to give up an easement but we actually got the hard title for whatever it was less those three meters. To me it’s a total fail and what we have left is not enough to build anything decent on it.
She’s also sick about it. Thankfully we bought it right and her sister got to pay the bank - her investment there didn’t pan out.
I think it might only be of value to the immediate neighbour or perhaps we might want to look at acquiring that price ourselves. Maybe not the greatest investment of my lifetime.

Spend the money on a lawyer. Best money you'll ever spend as a foreigner in a country where you don't speak or read the language.
It was not a deceit. Sister (seller) paid transfer fees - about $800. To clarify, the land was 10M X 43M, and the hard title ended up 5M X 43M.
The lost land is along the side road (depth) for future infrastructure, a sewer, perhaps also a road widening.

Its a shit deal, but the cost was really low, it turns out it was an ok investment, and I am not concerned. It is what it is.
Let this be a caution when buying soft title though. You might not have what you think you do.
