Real estate crash anyone?
ive always lived in houses but i have to say i loved condo living in manila. quiet, efficient, great amenities etc.
Rated R for Ricecakes
I agree with Starkmonster except condo living can be problematic in a country like Cambodia. It's bad enough in Queensland with shit neighbours that cant be removed and a body corporate committee and company who neglect the building and charge high fees. At least we do have regulated body corporates in Australia, unlike Cambodia.
Maintenance on apartment blocks can get really expensive and without regulation surely owners won't want to pay in Cambodia, a building would need really good management. We are making progress here with the recalcitrant company, at least we have three residents on the committee now. But I have found numerous anomolies in the accounts where we have been paying for years for services that have not been provided. I doubt that buildings in Cambodia have sinking funds with money set aside every year for maintenance and capital expenditure. On the Gold Coast concrete cancer is affecting buildings very badly, one high rise has an estimate of 2.7 million dollars so far for repairs. They say that these buildings have a limited life span of maybe forty years.
Then there are the buildings in Melbourne with the flammable Chinese aluminium cladding. One caught fire from a cigarette butt and the fire took only eleven minutes to go from the 11th floor to the 21st! It seems that no one is responsible and ow the owners have a bill of 3 million dollars plus!
Body Corporate management is a lucrative business and there is little responsibility involved, I have had to explain to the committee that they are personally liable for OH and S breaches with fines up to 3 million dollars. I was talking to a local structural engineer this morning arranging for him to survey our building, I think repairs to steel columns and concrete will cost us at least 100K. He warned me that he charges $90 an hour, poor eingineers. Our useless bodycorp manager charges $160 and a partner $220 an hour.
And their qualifications can be done online! Ha ha ha.
If I was Ricecakes i would be in this business. I have a mate in the wheatbelt on a ten week contract supervising workers at grain terminals, he gets free board and $5000 a week!
