I have read all sorts of horror
stories on this forum about the
"whys" and "why not's" of buying
into Cambodia, most often posted
by non-residents.
My post is to tell you I am building
four storey house out in Sen Sok
and the authorities have been a
pleasure to deal with.
I am an Australian, of ancient stock.
My wife, and children, are Khmer.
We are driving the piles for the house
now. Building permit, electricity and
water connections at local rates.
Anyone who questions the value
of an investment in this country
should not be here!

Find 4 pegs and mark where the corners of the house are to be. It should be square/rectangular. Do your diagonals... not all Khmer builders can do that.
Floor should be level.
Next, any walls should be vertical at 90 degrees. Big ask for some.
And then there's the stairs. Twice the rise plus the going equals 23 or 24 inches. Bit difficult for Cambodians but not rocket science.

The biggest mistake with stairs here (when following a correct drawing), is failing to account for the additional height that tiling adds to the floor above and below. They often end up with a short first step and a top step that's too tall.
It's such a difficult calculation too! I don't think the 15 or 20mm is neither here nor there. It's usually far more than that. Our brains are programmed to think that stairs are symmetrical, it's when it's 40mm plus difference is when we fuck up. The correct formula is probably a couple of thousand years old, the Romans probably established it. But what did they ever do for us?
All good so far. The builder is ecceeding my
expectations. Young bloke ( to me ), probably 30.
Checked out his previous work in sangkat before
engagement. Wife, who is Khmer, has good English,
and manages the whole issue, with feedback to

been around the block a few times!

Well - what can I say? The second storey slab
was poured last week, builder busy on internals
now, rendering, services and those damned
staircases! Very happy with the quality
of work, the pricing and the crew.
I am an electrician by trade, apprentice trained,
so have a reasonable understanding of construction.
Enjoying the experience, and have certainly seen
a few things that made me laugh! But the job gets
done, regardless!
