House & Land for Sale: Near Siem Reap Town (Kandal Province)
Good afternoon all,
My wife and I are reluctantly putting our plot of land with a Khmer style wooden stilt house on the market in order to help fund the future construction of our home in Kampot.
House and land details;
Land Size: 832 m/sq
House Size: 58.5 m/sq
Rooms: 1x main living/bed room + 1x small bed/store room + small balcony
Bathroom: Separate Khmer style bathroom with squat toilet and concrete trough
Electricity: Connected to main power supply - house and bathroom are connected
Water: Bore hole - not plumbed
Garden: Coconut trees and a few other native fruit trees
Flooding: The property has not experienced flooding in the time we have owned it, according to neighbours the area has never flooded.
Title: We purchased the property on a Soft-title, but are in possession of the original Hard-title. We have the contact details of the original owners, so if the new owners wish to transfer the hard-title into their name it will not be a problem.
The house is in a nice quiet village called Cheung Prey, between Siem Reap Town and Tonle Bati Lake, Kandal Province. Travel time (depending on mode of transport) from Phnom Penh is approximately 40 minutes, and from Takhmau is approximately 25 minutes on NR2. Heading south it is approximately 15 minutes to Tonle Bati, and 20 minutes to get to Phnom Tamao.
We usually spend short breaks there to get away from the hustle and bustle of Phnom Penh, and it would suit someone with a small family looking to do the same. Alternatively if you are looking to live semi-rurally but not to far from the big smoke...or someone looking to buy their in-laws a home and get them out of your hair
There are (very quiet) neighbours to the left and right and across the road at the front of the house. To the rear of the property is a large irrigation canal with another road on the other side of the canal, the canal was recently constructed by an NGO to irrigate farm land in the area, and can be utilised by residents.
There are a couple of Wats in the area, but not close enough that you get bombarded by chanting over loudspeakers.
There are local markets, restaurants, an ATM and supply stores near by up on the main road. The roads leading to the property, once turning off NR2, are dirt and gravel and fairly well maintained.
The property does require a little TLC and some maintenance, but it is comfortable enough for weekend get aways. Alternatively, extra rooms could be constructed underneath the wooden house to add space if you wanted to live there or flip it.
Asking price is $15,000 (negotiable)
If you would like to know more, or to view the property, then please feel free to send me a private message. If anyone is interested in this property, but is not a registered forum user, please feel free to contact Pisey on 012418676 or 0966398058 (Khmer and English).
Thank you to all who have taken the time to read my post...I have tried to provide as much information as possible.
EDIT: Pictures have now been included further down the thread...thanks for being patient

You appear to of been quite honest with your appraisal and description of the property.
I hope you are successful in selling it.

I refuse to go out with nothing more than a whimper followed by a small farting sound and a shit stain on my bed sheets..
Just thought I'd share that with you.

Thank you Scoffer...really didn't want to sell it, but with our second baby not long arrived we have decided we would rather live full time in a semi rural environment with a decent yard for the kids to play in, close to a decent sized town, as opposed to living in the chaos of Phnom Penh and only escaping to the countryside on the weekends.
Hopefully can post some pics up soon!

Question to all? what are the restrictions to developing a property, can you just fill in under the stilts and expand the property within your boundary??

I was reliably informed that you can continue outside of your boundary. As long as that owner isn't there and won't be back for a while.andy1 wrote:Question to all? what are the restrictions to developing a property, can you just fill in under the stilts and expand the property within your boundary??

You can do whatever you want within the confines of your own walls.
Here is a little known fact. If you buy a Khmer stilt ( column ) house on a block of land and for whatever reason you WISH you could raise the house because....say..... you want to raise the land but it will then leave a stupidly low house level ..or....they built the house too low in the first place ....for $500 odd some dudes will come along with car jacks and jack it up for you !! We raised ours 1 meter. They then just brick up the columns, render and bobs your uncle. Something to remember if you see something you like but it needs lifting......

Hi all, seems I am now able to post pictures, apologies for the delay.
This last picture is the latest one, after we tidied up all the rubbish and did some garden maintenance after the house had been rented out for a few months.

I am perplexed. How is a house "near Siem Reap" only 40 mins from Phnom Penh.
Also.....good to see the neighbors didn't build their house right on the boundary...much.

House like that will cost you about $12k

I was going to ask if there was a namesake village called SR in TB ! Lol
Well....with a wooden house costing $10k ++ these days...this seems like an ok deal to me. The only thing I do not like about Tonle Batte area is that you have to drive from PP out through Stung Meanchay to get there and that is a nightmare no matter which way you go.
Knowing what I know now.......my advice to anyone who is moving to Cambodia with kids for several years or has just had them and will be here for a few years to come is to buy a small $10-$15k weekend bolthole escape close to the city as possible like this one or Starkmonster's and use it every weekend. They are a great way to escape the city cheaply, keep you busy doing family activities together and possibly make a bit of money. Worse case scenario you will sell it for what you paid. Friends will always visit as everyone wants to get out of the city.
Here is what we did starting in April 2013 buying a distress sale block for $6k and then a further $3k spent on dirt fill, hut, concreting and BBQ, fencing etc . 23 mins from Naga Casino - and that is including the wonderfully de-stressing 15 ferry trip across the Mekong. We can see the top lights of Vattanac Tower as we sip beers. Recently offered $50k.
1. BUY IT
2. BACK FILL IT
3.BUILD IT
4.ENJOY IT !

What's the canoe doing there ? Did you leave out the best-sight pictures
I think, your advise is excellent. Reminds me of the Russian Dachaβs.
Latest pic. I bought the old leaky boat for $25 and had it dragged out there by horse. Local farmers thought I was mad but the kids loved it. It got ceremoniously burnt recently. I am constantly amazed at how shit grows on our block. We are in very fertile land and the Mekong floods over the last 40 years have left all the alluvial silt which has been tilled in by the farmers. We have gone from nothing but dirt when we started to now having mangoes, coconuts, bananas, papaya, sugar cane, lemon grass, limes, cassava, passionfruit, ochra, pineapples, chilli and then a host of purely aesthetic shrubs, trees ( heaps of frangipani and palms ) and climbers etc. The grass is perfect too. Initially I just cut and burn cut and burn cut and burn for the first year and it got rid of most of the weeds and crappy stuff and with two rainy seasons we are left with turf we can play footy and lounge on.
