Out in the rural villages you can do as you please...unless you're neighbours don't like it/you and go to the Sangkat chief. Building underneath a stilt house won't upset anyone, but if you plan on building up then best to consult with neighbours and the Sangkat chief.andy1 wrote:Question to all? what are the restrictions to developing a property,can you just fill in under the stilts and expand the property within your boundary??

If you already have the land, and shop around for materials and a decent construction crew, you could possibly build a house similar for 6 - 8k, although more likely it will cost about 10k these days. Brick and plaster is cheaper than wood, which is why most new builds are straying away from the traditional Khmer wooden style house, which is a shame because they're beautiful.Phuket2006 wrote:what did that house cost ya?
what kind of wood?
its the kind of small house i am looking to build on our land in Kep
I am not exactly sure what type of wood was used in our house, but the floors are a very solid, heavy wood.

Also.....good to see the neighbors didn't build their house right on the boundary...much.

Thanks for posting that link Epidemiks, it is confusing...I myself was confused when I first went out there and saw a sign announcing I was in Siem Reap!
Yes, neighbours are close, but if one wanted privacy then a nice 6 ft fence would solve that problem They are actually really great, and look after our property for us when we are not there, so we always put on a BBQ and beers for them when we go out to the house to say thanks.
Ricecakes, thanks for sharing what you have done with your land, I especially like the weekend BBQ retreat...what a fantastic idea! Also, we have never had to travel through Stung Meanchey to get out there, I'm pretty hopeless with directions and can't seem to post the route map from google maps but will keep trying.
I think the only other way to get out there us through tahkmao ?

Nice looking properties both of them. I went through Takamao to Highway 2 the other week and that road is really clogged with trucks until you get to the roundabout where the Stung Meanchay road cones in. Either route is time consuming but it's really nice out towards Tonle Bati.
I think that Ricecakes has got it right, it's so easy to take the ferry to Arak Ksat. I saw it spelt this way on a sign when I was over there recently. The ferries are getting busier but it's so quiet over there still and so close to Phnom Penh.

Still shake my head every time I go out there ken it's so close. Got our eyes on a much bigger piece of dirt right near the current one. Only problem is the price has gone 5 \ 7 x since we bought two years ago. Makes the once affordable big pieces rather expensive.

Quick Questions ;
Is the land either next to it or behind it for sale ? That is.....can a neighbor be bought out to make the plot larger ?
Do you know how much land is out there / m2 ?

There is no land behind the property anymore, the land that was there was bought out and turned into an irrigation canal and new road. The neighbours on the leftand right do not currentlyhave their properties on the market, however as I'm sure you know, for the right price, everything in Cambodia is for sale.
Our plot is 832m/2...bigger thanboth neighbours I believe.
