Cost of building a home
anyone have any idea on what it would cost to build a basic home in kandal? I dont want to be too far from phnom penh because I love the city, but I cant seem to figure out what it costs to build a house here. Someone I know has a uncle who built a very big nice house in kandal for less then 50,000 and I would be happy to do similar if I can figure out some basic price ranges. Im not trying to build a luxury house, I just need to be able to air condition it and have hot water with a couple bedrooms and bathrooms and a place big enough for a large home gym.
If anyone can help me through the process I would greatly appreciate it.

Ok that makes sense! Im looking to have concrete walls, painted on the inside/smooth, 11ft high ceilings, maybe 2,000 square feet, with 2 bedrooms and 2 bathrooms, 1 large room for a gym, and 1 large room that could hold a kitchen/dining room space/living space for a tv and couch and chairs etc.
something similar to this picture i just made, very basic materials, i would like to do it cheaply but I need to be able to air condition the house and gym and I need hot water in both bathrooms with a shower in 1 bathroom and a bath tub/shower in the master bathroom.
for the kitchen I just want a electric stove, a sink, and a fridge, with some cabinets for dishes etc, I dont care if the floor is concrete as long as its painted and I dont care what the cielings look like as long as I can air condition the house.

I would say $50-90k. Depending on roof, kitchen and bathroom fittings. Fit it out like a standard Khmer shop house it will be at the lower end, western level finishing and construction standards closer to the top.
That's everything including groundwork and some cost built in for exterior wall and patio area.

Wierd overestimate. We built a two story four bedroom house in Svey Rieng, wooden on top, concrete block on bottom, big kitchen, two side balcony, tiled floors below wooden above, plaster ceilings, kitchen cabinets etc for less than $30,000 four years ago full furnished. I would think about $20-25,000 would produce good quality small house like that.

standard 2 bedroom 3 bathroom shophouse with decent construction standards 35k. 4 bed 5 bathroom 50k. 8 bedroom 9 bathroom double shophouse single large staircase khmer hotel style 98k. land and furniture not included. the more you build the cheaper they get.

No offence, but you can't compare prices from 4 years ago to now, the market has changed considerably. I'd assume that with those sizes and the fittings you want, around 35k bare minimum. More likely 45k to 65k depending on the finish you want.Spad wrote:Wierd overestimate. Why the prices have gone up? You would think that more demand -> more competition -> prices goes down. This not for labour of course but (imported) materials. Labor has gone up and building supplies as well in the last few years.
Get at least one qualified guy as a supervisor or you'll end up with shoddy work full of expensive mistakes that'll cost twice as much to fix

Building materials haven't gone up really much at all in 4 years.
Bricks and mortar still affordable.
Scrap metal prices have fallen. Used to be 4000 riel per kilo. Now it's 3000.
I know a guy built a 2 bed 1 bath bungalow for 5k. That includes slab roof doors Windows bathroom Labour. So if a building contractor charges a barang that much you can assume the real cost was lower as builders are notorious for over charging for sub standard work everywhere.

Labour prices have definitely skyrocketed. I've done three projects here, each around 2 years apart. Prices have risen considerably, even for unskilled labour (probably a good thing I suppose). A big part of the final cost is the finishings. What kind of windows do you want? Flooring? Bathroom fittings? Countertops? Light fixtures? What kind of roof? Single or double-bricked walls? They all make the price of a project vary tremendously when you add it all up. Oh, and no one uses feet here, c'mon...
