Hi I'm looking for 1.a referral to a real estate lawyer who can represent my interests in the purchase of a Hard Title apartment. 2. Id like to hear from those forum members who have purchased Hard Title properties who can share advice/ stories.
So yes, my Khmer partner/wife will be the owner of record and I understand there are a few mechanisms I can employ to reduce my exposure.
to avoid i.e."Get out honey Im selling my apartment". I've heard of long-term leases pro's and con's. What are the other mechanisms that can be employed?

Alternatively on the purchase of property institute an "uzufruct" in favor of yours (or yours and someone else eg. next of kin abroad). Your wife will be the owner but the "uzufructuary" the beneficial owner as it have the full use of property during his lifetime.

I called one property management company and two lawyers. The property management company said they would get back to me . They did three days later. Another Lawyer four days later as well. I went with the Khmer Lawyer who responded by the end of the business day of my original phone call. She was referred by someone who had used her in multiple transactions. I paid two thousand, this covers; Amending /Redrafting my Sales Purchase Agreement granting me the right to designate a Khmer nominee for the Hard Title. ; Drafting a 50 year lease allowing me control of the premises and the right to convey control of the premises for the lease period, Registering the transfer of title with Land ministry, and last but not least all the pesky questions I have now about the law and process. Also includes soliciting the lawyers opinion on any measure I can enact to further protect my wife and son from predatory lenders and family after my demise. I plan on being above ground for about another 20 years but who knows.
Am told by another Realtor told the average fee for such work is around 1500.+ dollars Can be cheaper.. Service and access good so far.
Ill wait until this process is complete before I can recommend the lawyer I am using.
