Expat buys land in wife's name, shockingly loses that land when they split up
Are leases invalid if they are not "registered"?
I have to say, the whole idea of buying land in your wife's name and then telling her "but you have to lease it back to me personally for the next fifty years so that I have sole control over it" seems like a dick move that strongly signals to the wife "I don't trust you."
If you don't trust your wife, don't buy land in her name at all.

Isn't what he is proposing simply a usufruct? They are used regularly in Thailand; I'm not sure if they are an option in Cambodia.

No idea about the timelines here. Had they not registered it, or not yet registered it?
I would have thought that the registering of the lease would be down to the owner and not the lawyer anyhow.

Must've been true love, only about 40 yrs age difference by the looks of it, I'm honestly surprised it didn't work out and that he's been screwed over.
I'm not a negative person, I encourage people all the time...it's usually to f**k off! But, whatever.

IN Thailand u need register the lease at the land office, the land owner and the Farang, dont need a lawyer.
when u do your name is entered on the back of the land paper and the land CANNOT Be rented/mortgaged/ sold without ur signature, Been there ...done that
reads to me, he had a signed agreement between his wife, the lawyer, the Sangket chef, and whomever Mr Marville is, which, as it was not registered, means jack shit.

Do leases of apartments and bars also have to be registered? Can landlords just not register them and kick out tenants whenever they want? How can the tenant ensure that landlord registers the lease?

well leases on apartments usually go to the Sangkat so the local authorities know where foreigners are no?
