Queries related to building and decorating and whatever else the married dudes are up to, as well as all the repetitive questions about "Where can I find a nice air conditioned apartment in a good location for $75 a month?"

Could anyone recommend a decent property agent in Phnom Penh? Looking for an apartment. Most agents I've dealt with ask your budget then show you places $200 more expensive. Going to see places without an agent is also a waste of time as most owners can't speak English. Any help is appreciated.

what's your budget? Some agents specialize in high end places and some in lower end places.

I had a good experience with cam-elephant realty finding a $400 a month place

An interesting question posed by the OP.

But as always there is more than one way to skin a cat and especially so in Cambodia.

Option One: Why not engage an agent to work for you to find suitable properties for you to view? Real estate agents work for both vendors and clients seeking property to buy or rent. It's not a one way street. Fee only payable if they find the right accommodation for you.

Option Two: I have a young Cambodian friend who is a law graduate working as the legal officer for the worlds largest real estate company Cambodia franchise. Not sure how she is placed for acting in a private capacity on Saturday afternoons and Sundays, her theoretical time off when not writing up contracts of sale/lease and the like.

You can find some good deals there, often directly from owners / landlords, no middlemen needed... New rooms and apartments pop up daily. A lot of deals in the Russian market area, and Siem Riep is loaded with nice places that are not too pricey, and some even offer access to pools and gyms. Unfortunately, there are a lot of overpriced places in PP, but if you keep searching, you'll find many bargains, too... Good luck......

Don’t bother with realestate.com.kh

They spam fake listings. Agents post apartments that don’t exist to make you talk to them. Waste of time website with a big budget and big mouth.

For the lower end of the market, hire a tuk-tuk with decent English for half a day and drive around the area of town you want to live in. He will do the translating for you and will be much more interested in the relatively small commision available.

I currently helping the condo owner to rent out his units. One located near Naga, and one more on Street 2004, nearby airport.

The best way to do it is hire an SUV/car/tuk tuk for a few hours a day if you have it mapped out which is pretty easy. Do not tell anyone what you are doing, and pay the fee after they have transported you, especially those sneaky bastard tuk tuks that will get you damn good.

Look around. Taking an old building with a few floors is okay if you want mould and filth. Just look at what there is (with you eyes), then stop and inquire. No good, too much money, filthy, contract sucks ... do not waste one more second. Leave. Be all respectful and nice, just like they were to you!

There's so many places for a poco dinero. They don't usually post on social media. So leg it!
