10 months in, the new reality for landlords should be sinking in. How much have rents dropped in your area?

Is that a comment on landlord stubbornness, or have most rents increased normally because Cambodian businesses, on average (not tourism of course), weren't much affected by the virus.
Rents have definitely gone down. There are some good deals around, for example The Plantation charging $800 for a month.

Under present circumstances and trends, would you say it's better to rent now or buy?
The only answer, "It depends."
A great price, is a great price, whether that is a low rent or a low sales price. Buying makes most sense if you want to live in it and, once you consider selling, are able to wait, if needed, for a price you are happy with. If easy freedom to move is important, there is nothing stupid about renting long term. Sure you can't win BIG, and many people with property do, but renting lets you put your time, $, and energy to other stuff.
Now should be a good time to buy, OR lock in a good cheap rent.
For me, I'm hoping to buy land adjoining different pieces I already have. Yet, while not looking for new areas, I'll consider small, great opportunities if they feel safe. (That empty 4m x 20m slice beside the Casino might go up 1000% in 24 months or less, but unless you are power, you might well get zero for it too.)

Central Siem Reap hotels. For a nice-ish 3 star hotel with a pool, say one that would have been $35-85/night pre virus. Can anyone recommend a place that would likely do roughly 1/2 price rates now. We will likely take two rooms for 4-7 days.
Any 4-5 star places willing to do 1/2 price of their old regular discount rates? (Honestly, I'm probably too cheap, but I'f think about it.)
Don't know if we'll stay long in PP after quarantine, but curious about hotels there too. Recommendations?

Rents are down and it's definitely a good time to be looking for a bargain whether it's to buy or rent. While good portions of the economy remain unaffected, markets are moved at the edges and if you believe things will get back on track, this is a good opportunity to get in. It might get better still over the next 6 months.

A good price is a good price, but I'm not rolling in cash at the moment and certainly would prefer not to borrow to buy. And, given uncertainties, I need to keep cash in me pockets too.

To get a bargain, I think you would need to be on the lookout for distressed sellers and be opportunistic. I think they would be more across the middle and lower brackets. The rich have a lot of resources to draw on before they need to sell land.

Rents down 10-12% on average. Some condos hardly any change in rents (like Bridge), and then some condos/areas rents dropped 20% - 30%.
Much smaller impact on sale prices. Maybe few percents on average.

I dont follow the realestate markets but ive noticed on tv many countries experiencing real estate booms due to ultra low interest rates.
I guess cambo is not booming as i havent seen anything about it.
