Cost to build 3 bed 2 bath bungalow house
Has anyone got an estimate on what to expect to pay to build a simple 3 bed 2 bath bungalow style house?
$250-$350 per sqm you can get a good local standard building.
$350-$450 per sqm you can get a good western standard building.
$450-$550 per sqm you can get a closer to luxury / fully western standard building.
$350-$450 per sqm you can get a good western standard building.

recently in Siem Reap,i was quoted $25000 for a 3x2 for a good quality 2 story home,approx 140sqm,brick and tiles, i worked out about the same if we used our own builders to complete, the land was already prepared to build on,
It's not the workforce or the material that's expensive, it's the freaking land.
So when you see ads for "VILLAS" for over 100 000USD using the same bricks, using the same cheap hands, you can easily guess where's the catch.
16mx4m * 300USD = 19 200USD
2 floors, let's make it 38 400USD
Fully furnished? Let's go for 50 000USD
So that's 50k for a 64 m² land...and this price was on the other side of the Mekong, in an ugly borey, with no garden...

Sounds very cheap for 2 story, Can ur builders travel to Kep? yes i was a bit pleased with the price quoted, we had intended to use our own builders,but they where busy completing a riverboat, so we where planning to out source,the young builders had shown me some of there homes just completed and i was impressed with there work, they where also busy with existing projects so we delayed,we since started to build another larger riverboat using ferro cement so my builders are busy for a couple of years, the price did not include some fixtures and fittings,lights,stove,hot plates,air cond where not included,had town water supply,hot water includedPhuket2006 wrote: ↑Mon Oct 19, 2020 5:29 pmSounds very cheap for 2 story, Can ur builders travel to Kep? Get involved in project yourself and you will save significantly on those prices.
Fully fitted, hot water etc. and project management included. But remember that I said good local standard even on the cheapest price. In my calculations having it done "turnkey home" way vs. doing project management myself, the price difference is just some thousands in 100sqm house. And with turnkey home style I was able to get 2 year warranty for the build too. I pay the final 10% after 24 months of completion.
