We've just been told that the road we own land on in Kep ( the same road Kep Gardens is off) will be concreted. Normally this is cause for celebration as concreting can do wonders for land value however....apparently they are taking 10 metres off BOTH sides of the road in ADDITION to the already existing 8 metres of red road and verges that exist this is a small road that connects two main roads ( the road from white horse to kep and the road from white horse to ha tien) so I can see absolutely no value in turning this road into a fucking 747 landing strip. The real rub for us is that we own twin opposite 25m wide frontage blocks looking at each other so there goes 500m2 or about $30,000 in land, our nice fencing and concrete columns and our timber sliding gates. To be left with open gaping blocks. No compensation. And if we sell...which we were intending on doing immediately post covid we also take a 20% hit on the new capital gains .
The very nice local cop next to us on one of the blocks is apparently losing his entire house as he sits on a dog leg which I can only assume is being cambered out. He is not happy nor is my wife. That road has many people living right on it so I can only hope there is a revolt and local planning fucktards come to their senses but it's fucking Cambodia so we know how that goes.
Bugger is all I can say.

did you have hard title or soft title or does that not matter in this situation?

We have hard title on one which we still have to pick up as it is at the local Sangkat and has been for 2 years ( it was finalised after we returned ). As mentioned - I really don't think it matters.
Just realised we are going to lose our beloved Sapote tree as well.

Yea that's pretty shit. Was probably already planned for on the City master plan. When we purchased one of our blocks in Kampot about 6 years ago we checked the master plan and noticed that we would lose appx 4 metres for road widening one day, so when we put the fence up we took that into account. They still haven't widened the road.
I'm not a negative person, I encourage people all the time...it's usually to f**k off! But, whatever.
They have master plans for cities? Missus did say that it was part of the "City Plan" which is all a bunch oif bullshit as I agree this shit is made up on the fly.
It will not be for heavy traffic as it is a go nowhere road. If someone can tell me why they need a 36m + wide strip through there - please do.
In 2018 they put proper power poles along the road and we ended up with one on our land " beacuse the road will be widened shortly " but i did not give it much thought and although i wasnt thrilled about it, it does not bother me now some 3 years later ( the pole ) .
However......if the pole is going to be roadside......i think we can see where this is going..

The Chinese are controlling the design choices of local authorities in Sihanoukville, now.
