Roadside robbery in Kep
Our farm is a fairly remote cluster of nearby pieces, not a single big chunk, but the farm house piece has a hundred meter frontage on a small road little bigger than yours. Like you, they ran power lines through it perhaps two years ago, but, looking at your picture, the power poles run even further into it than on yours. IF your red line is what I can expect in the future, we'll lose about 1200sqm off the land we have long been using. Still, the road is often quite rough. so, honestly If they do a good concrete or asphalt/bitumen road I'll consider it a fair trade.
(This land slice runs 240m away from the road to a mountain , and we built the house about 60m off the road to be away from the dust, so not so bad to lose some off the front. However, though the back edge is exactly along the Forestry Department concrete markers, my fear is they will one day decide to claim more off that edge as well. It's not very fertile, but it's pretty anyway. Iv'e seen monkeys, porcupines, deer, civets, thousands of assorted bats and even had a peacock one morning 100m from the house, )

And, Ricecakes, seems like a good chunk of the Khmer on my flight, maybe (??) 1/3 of the Khmer Americans only came here to thumbprint land deals.

I expect if you can't get here to sell now, you will still get a good price later, even after losing some to the road. Looks like a beautiful place.

Ream road hasn't look like that for past 10 years. Sihanoukville has had huge traffic problems already 2 years and airport is being developed so you need to have big roads from there other wise the place will just one big gridlock 24/7 in near future.
Otres 3 was bound the be developed as it's so close to city. If you want private and quiet beaches, and actually much better than otres 3, you can still find them. Just go out of the city area bit.

There was no “master plan” in Kep in 2008.
Stupid ? Dunno buddy . My sub 20k investment in Kep for a few blocks over a decade ago now worth a tad more. If that’s stupidity.... I’ll own it.

Well if no one loves it, how come 2018 and 2019 were record breakings years in tourist numbers? Even Sihanoukville had more visitors in those years than ever before.

Yes Chinese who actually pay proper price for their hotel & food etc. And not old cheap charlies who are after cheep beer & girls or druggie backpackers who have $5 as their daily budget. I'm a partner in a hotel in Sihanoukville we made biggest profits in 2018 & 2019. Also we had our biggest staff also, total 37 locals working for us when before we managed easily with 10-15 people.

As you will know the rich and well-educated Chinese deeply regret the degradation of their own nature and environment and are seeking out the last beautiful places to live in and secreting themselves and their familues away from the horror of the concrete jungles and materialistic peasants that have filled their own country.
