Does anyone have a rough estimate how much land would cost on that straight stretch of Hw 62 between Kompong Thom and the Preah Vihair province border?
Would be looking for a 2-5 hectare block hard title land off one of the side or parallel roads north of the 219 turnoff.
Access to mains power and water not important (I believe digging a well is still legal in Cambodia?)

Sorry, this is a not so helpful guess. Sounds like you know that area better than I.
I'd expect $15k/h, or even more(?) in the best and most fertile areas near the road, and $6-8K/on a small. good road off the highway IF it is fairly shitty, infertile sand with a good sprinkling of those 50Kg black boulders. Maybe choose a moderately fertile easily accessible 1-2 hectare bit on a decent road, and then look to add some cheaper nearby hectares if you are actually happy staying there (at least during holiday visits).
Lots of land going up to Preah Vihear province was slash and burn scrub forrest a couple of decades ago and then got distributed, officially, to demobilized soldiers who built grass shacks and charcoal kilns for the remaining trees. They half heartedly tried farming, but with no money and little knowledge, most were doomed to fail, as planned. The commander got the land back and either sold it on or developed it. Many big plantations now do quite OK, but some have the infrastructure but not the soil. Some rich, city owners would rather hold on to agriculturally failing bits than sell cheap. Buyer beware, relative remoteness does not guarantee a good deal.
Easy to hop up to visit Betreed from there and try some zip lining!

Fertility is not the most important thing, I'm looking for a property to develop into a permaculture orchard and tree nursery and can bring in external fertility and animals for the first few years to get the fertility cycle started if needed..

If we decide on Cambodia I'll bring in a few KNPV lines Malinois/Dutch shepherds for breeding and training so not looking for a 30m wide strip on the road with close neighbors but rather a good sized block where I can build a compound in the center surrounded by shrubs and trees. Wouldn't want to risk the neighbours kids getting hurt.
