If you depreciate the 45k purchase price over the 6,5 years remaining in the current lease that's about 600/month. Say 1500/month total rent including cost of capital.
Plus staff wages and costs incl electricity, rough estimate another 2000/month. I might be way off there as I'm no hotelier
Based on those figures you'd need 3,5k/ month gross takings before making a profit.
Say 10 rooms available, thus 350/room.
Assume a 50% occupancy rate, which could be hard to maintain as SR is full of hotels, you'd need an average of $24/night to break even .
LJ can certainly comment and correct those figures. I'm probably way off with some of the costs, and I have no idea what a hotel bar could bring in. Nor if you d have to be there in person all the time to avoid mistakes, theft or general fucktardery.
