Candy Bar, Butterfly, 69 bar for sale as a package.
Got deep pockets and and a ballsy attitude?
Candy, Butterfly and 69 bars are for sale... at $300,000 for all three.
Before you all cry bullshit, what a joke, she must be dreaming etc consider the basic numbers...
Candy and Butterfly each take $1,500 - $2,500 in gross sales a night and each clear a profit of $10-14K a month. 69's figures are lower because it is not a 24-hour operation like the other two bars. But it's still profitable. These figures are from one of their key staff so I believe them.
So you could make your initial investment back within a year. This is realistic and is confirmed from my experiences with the three bars I've been involved with.
There is risk obviously. The government could clamp down on hostess bars. The landlords could cause problems. You could end up in jail from unknowingly having underage staff or drugs on your premises.
And the current trend in customer numbers is certainly heading downwards based on the last few years.
But it's still an interesting opportunity for someone with the means and the right attitude.

You are buying the businesses, not the buildings. The buildings I'd guess are worth around $1 million each, because you could build a fifteen-storey office on each site.
If you want to actually buy a building with a busy bar underneath, the Rose bar building is apparently for sale for a mere $4 million
The businesses are owned by a Khmer woman. I've no idea on the rents, you'd have to discuss that with the landlord. That, and the rent deposit amounts, would obviously be very important in any sale discussions.

The biggest issue I can think of is managing three girly bars - that would be some hard work.
Romantic Cambodia is dead and gone. It's with McKinley in the grave.
Candy bar seemed horrible. I'm surprised that hellhole can stay open, much less make a profit.

Why sell the 3 as a package rather than spinning off each one, with a bulk price for the 3?
More importantly, youngwill is a good operator himself. Would he be ready for a joint investment on that great opportunity, or is he in the bar selling business rather than in the bar business?

I'm not sure what constitutes a "night" in a 24 hr place, but lets just say that's per day, most hostess bars only open from the evenings till whatever time before dawn. You only 75 people coming in over that period and spending $20 each. what i think is the best way is to get 20 people interested and form a partnership,throw in $15k each,on the figures presented you get your 15k back within a year and can than take in an extra 1 to 2 k per person per month each for your troubles:)employ smart khmer lady to run it .give k440 members a special deal on drinks ect ,have it set up so you can off load your share ie 5% share at any time with the group getting first option:)

I think anyone wanting to invest 300k into an industry which could be closed down in the blink of an eye by authorities should get some proper due diligence done first and rely on more than youngwill's friend's account of income.
Anyone who buys these without checking books - which likely don't exist - would be a prize chump.

I was last there around a year and a half ago, and it wasn't exactly bustling... I'm sure sometimes it's packed, but more often than not it's probably quiet. I think your $20 average is way off, as probably half of the guys who walk in don't buy lady drinks or just sip on a draft for like an hour. 1-50% of the guys don't buy lady drinks
2-Of those who buy lady drinks, 50% only buy one
3-Of those who buy LDs, 25% buy 3
4-Of those who buy LDs, 25% buy 5
This works out to X/customer:
1) Average of 2-3 drafts=$4.5
2) 3 drafts+LD=$10
3) 3 drafts+3 LD=$18
4) 5 drafts/mixed drinks+5 LD=$34
Now say you get 5 customers per hour, which I think is very generous given the seating capacity/possible turnover.
1)2.5X$4.5=11.25
2)1.25X$11=13.75
3)0.625X$18=11.25
4)0.625X$34=21.25
=$57.5X24 hours=$1380/day
Anyways, there's a lot more to it, but by being generous, we reach the "bad day" quote. I'm not saying it a bad deal or impossible, but I always approach things like these with a big dose of skepticism. If the figures are correct, then it's a very good deal in terms of valuation. Either way, I've never owned a bar before, so I'd appreciate it if Logos and Youngwill gave me a ring and finally included me on this one. I could be like "The Third Man" on K440.

Candy bar i don't think can gross 1k+ a night.. it's always almost empty every time i went there...
Butterfly is better... but it's a small bar... with more then 20x ladies and customers which two hands can count..
