Btw, those agents can be smelled from a mile away and are always so easy to recognize. I don't doubt a few Chinese got in early (especially with large plots), but I doubt many got rock bottom prices. Pump and dump after a few years with either locals (thanks to aforementioned unscrupulous Khmer real estate agents who drive prices up beyond belief) or their own countrymen does sound plausible.
Still, they might not be able to dump much when the economy collapses in two years or so. Don't know what to think: some might be tempted by more land, especially after a crashing dollar, but many might be out of cash as the Chinese economy folds back.

There are already a few large Khmer hotels down there, and plenty of places for expats/tourists to stay. Kep has morphed from what was a funky old relic of French Colonial and KR stronghold history to what is now fast becoming ( or has become ? ) the preferred coastal destination for locals,tourists,investors...oh yeah and returning French khmer retirees who are cashing out of Paris and wanting a slice of heaven . Unfortunately i don't think it will be long before we start seeing high rise hotels along the shores but i really hope it never comes to that. If the municipaplity is even a quarter smart they will restrict height.
