I told him it would come with a 5km and 5 year restraint of trade provision with penalties. I explained that this meant he could not open another similar business within 5km for 5 years. He was not happy as he said he was planning on selling and opening another identical business down the road.

Not a regular bar for me, but I used to like my rare visits to some of the artsy bar/restaurants around Thamasat University, Bangkok. With the PP downtown riverside area becoming more and more a blank slate, I'm quite curious what will come next.
On side streets, If there are more Khmer bars and less expat 'Girl bars', that is a good thing. There will be plenty of room for both/all. Most landlords, I guess, won't offer long-term cheap leases, but IF running a restaurant/entertainment venue was my passion, and I was fine with the substantial risk, I'd be enquiring directly with landlords at every location that struck my fancy. IF a landlord right on the river was truly financially distressed and NEEDED to sell the building, I'd try to figure that out to. If you don't ask,...
