That building has housed businesses catering to tourists longer than any other riverfront location except the FCC, I think.
Hard to imagine how that tree in front has managed to survive all these years. Like that one near Kandal House, a survivor.

Agreed, but the original Sundance Inn on 172 has rooms too, and a small pool.logos wrote:
But it's not easy to manage 2 locations efficiently, and the bar might have been more profitable, I don't know.

$120K asking price would imply a decent profit. That much turnaround within a year with no exposure on booking dot com .... ummm. your experience in this industry in Cambodia must be different to mine.
Either way, LJ, the implication of cooking the books is unfair and unnecessary.
ohoh, pulling a aia statement, i know, but cant tell
"We are turning into a nation of whimpering slaves to Fear—fear of war, fear of poverty, fear of random terrorism, or suddenly getting locked up in a military detention camp on vague charges of being a Terrorist sympathizer." HST

Free wifi means it is sourced from the building next door...Lucky Lucan wrote:Didn't they do a big refurbishment on the place?Iatethestuffing wrote:It sold for about $15,000 last year and is now being re-offered at $120,000?LaudJohn wrote:
Actually i was offered it at half that price. i was just too busy at the time.
What's with the free wifi? Have they paid 6 months in advance or something?

Can't remember exactly. I knew it first as Bert's Books, but IIRC Bert told me that there was a guesthouse there before he took the place in 94. After Bert it was the Pico Guesthouse, which was there a few years, then some infamous pedo was busted operating out of there, and then I think it changed to some other guesthouse for a short while, then the Woolly Rhino.gavinmac wrote:What was in that building before it was Wooly Rhino?LTO wrote:That building has housed businesses catering to tourists longer than any other riverfront location except the FCC, I think.

A few of us considered buying it from Jim, but we just didn't want to be married to another business at the mercy of the local Sangkat and tax man at that rental price.
Many fine memories in Wooly Rhino and Cali2, though.

Erm, he wants to make a massive profit... for a "trivia savant" you can be pretty dumb.gavinmac wrote:What are the reasons for the asking price?scobienz wrote: I have no experience in the industry. Hugs.
Used to go often when it was the Rhino to play pool with the missus. Then pretty often when Jim had it. Now it's shit, smoky, hot, the AC hardly ever on. And the pool sharks club monopolising the pool table. Said a few weeks ago I would never go back. It's a shame because it was comfy when Jim had it and I like the tree. I must have spent thousands there. I should have bought it when the Rhino collapsed, it's a pretty good building badly run by Sundance.

We do have a lot of posters who say "I should have bought that" and "I almost bought that."

I was offered it at $20K (LJ was obviously a better mate...) but I heard it went for $18K plus deposit (6 months/$15K).LaudJohn wrote: I think it sold for close to $30k. I was offered mates rates.
The killer was the rent, I vaguely remember it was $2.5K a month at the time. Possibly more now. I think Jim said he was only breaking even at 65% occupancy near the end.
Creating new rooms on the top floor, and refurbishing some of the other areas may have cost about $20-30K.
Maybe a good buy at $50-60K including deposit.
