It looks to me that riverside land in Kampot (out of town) is only about $30/sqm. Kep, although much less to do, seems to have a slight different clientele and pay alot more for lodging and food. But there as well, land is way overpriced and still no one seems to be redoing all the old abandoned villas (YET) and none seem to be for sale
NOW if u can wait for 20 years,go up and buy River front land on the Mekong above Steung Treng near the new casino being built,Land is still under $2/sq M
Thanks for the tip on Steung Treng. Not been there since 2005, and it was a challenge to get there, the road was a track. I am sure it is better now. I will go up and have a look.
Note to self: Must be nice to morons.

i found some land on the river 6 kms out of town off a dirt road for $25/
land within 2 kms ( which u really need be if business) was in the $50-60 range CRAZY prices
From st ( i liked the town) to the new casino is about 70 kms, 35 of that on a hard packed dirt road. Takes about 75 minutes if its not wet. there is already a small casino and good restaurant there, they are building the new larger casino for Laotians who will come over from Laos by boat
The new casino is right next to the Preah Nimeat falls,Stunning scenery...

I've been to Stung Treng a bunch of times but nice isn't what I'd call it. Even in 5-10 years it'll still be a sleepy provincial town. It's not growing at the same rate as other provincial towns. As an investment in don't see how one would make a lot, and as a place to live it would be insanely boring. Nothing to do and far away from any amenities. Some of the islands are great though. The scenery is anything but nice imo since they started truly razing the forests 6-7 years ago.

I have taken the train... to Kampot. And I always think, oh pity on these poor bastards continuing onto SHV. To Kampot is bearable, and even fun if you're with a large group of friends. Pack a cooler though, with plenty of beer/wine.
Well I took the train from Kampot to SHV in Feb and it was a little less than 2.5 hours- practically about the same time as the trip on a Scooter - mine was aboard as I'd ridden to Kampot. At some point I'll put out a video ( on you tube) or 2 of the countryside - for part of it I had GPS on and recorded the speed..I was surprised how fast it actually got in some places,, anyway t was a change from the scooter ride and I'd say more comfortable... but I had to wait for the train to arrive I think we left, on time, around 11.30 ish... Sorry, long bump, but how different is it in general? 6 years ago was the last time I went to SHV, and it was on the sleepy side with a mix of random casinos and a few large construction projects going but none completed. I personally didn't like it and never went back, but if it's different I'm now curious to see it again.Jamie_Lambo wrote:

Well, they paved the road to the pier roughly 4-5 years ago for a start. I still think it looks fairly similar to be honest, just more crowded. The areas that have changed are further afield where they're building large housing developments or hotels. The original Ocheanateal strip/area is similar, just a few more restaurants and people. However, the "extremities" such as the Otres beaches and the islands have changed tremendously. 2009 was when I first went to Sihanoukville and my most recent visit was in January. The main beaches are fine but I haven't enjoyed Otres or the islands for over two years now. Then again, I don't go often as I don't like the place to begin with and also don't like beaches in general so my general opinion has never been high. Once per year/two years has always been fine for me, every six months max.
It's change a lot and more so in the last 2 years and in the last 2 weeks I've seen about 10 new roads been cut into new sites on green land on the outskirts including a large site at Otres.
Just a few of the changes in last 3-4 years, memory before that not too clear!
the main road through town is mostly now 3 lanes each side
the road round by Sokha to independence is nearly all 2 lanes wide each side
there is a huge increase in road traffic even in the last 2 years
Victory beach is no longer serviced by restaurants
The road to the pier is now packed each sides
4 "big" super markets now (I know they are not really supermarkets)
20+ Casinos (for now)
20+ aircon Coffee shops
Most dirt roads within the area of the town now concreted
Gasoline stations everywhere, but less places to get flat tires fixed.
I could go on and on

Went to Otres village and there's shit loads going on. I counted 16 trucks going from the front beach road area driving through "town" and some went into sites off the town and others carried on up the new road to highway 4. Apparently they are constructing a new road - not sure where it is going!
Mud, dust and crap all over the place. They were also repairing patches in the road presumably damaged by the trucks.
The poor backpackers were getting all dusty!

Well Chivas had it coming for a while. Shame because it was a unique building on that strip, but not really my cup of tea. I prefer an uncomfortable chair and open plan!
