always wanted to do a IHOP style restaurant . in that busy bar area would think it would work
but it is rather small for $1,000++/month with no kitchen, even if u do get to live upstairs.

The problem with the location is that the sun blazes onto the front from fairly early until afternoon, really heating up the spot. Unless you are there at 6 am, it is just not comfortable there until the buildings block the sun late afternoon.

Only way that place will make money is if it upscaled to a hipster deconstruct bar or some such stuff.
Whatever units you are selling, $1 or $1.50 won't do it, especially if you only open at 4pm
Upgrade, redecorate, lower the ceiling, classy furniture, soft lighting, exclusive...a decent whisky place with a very good range opening for lunch could do it, shots starting at $2.50 minimum right up

the current rent is $1000 per month,it should be profitable as it takes very few staff to operate and of course the rental from the apartments up stairs cover half the rent.but really is suitable to someone that has another business in town already.it suited me at the time,but as i started other business outside Phnom Penh time/distance become an issue,plus i rather drink in bars than own them TBH.scoffer wrote:If the rent goes to $1,000 per month.

It takes a special type of person to run a small bar.
Mostly people who drink in this kind of local dive drink there because they are friends with the owner all else being equal.
If I owned it, I would scale the beers back to 50 cents and $1,50 mixers.
Hard to compete with Larry across the road except on price.
Had a Larry burger cooked on charcoal last weekend he runs a char grill Sat/Sun,
Garage cooks on charcoal every night- and it is an unbeatable taste.
I think Garage could be a good business with some minor realignments, the price is not really excessive.
If you tried to replicate it elsewhere you would spend more on the setup.
And, as Peter mentioned above- the flats above pay 1/2 the rent.
