But, just how long is left on the lease?
$120k for the lease on a place that barely has 50% occupancy at any time of year.... this would seem a risky investment.

The better, long established hotels are still making good money but the clock is ticking on leases. The longer established ones only have a couple of years left, the later ones like Paradiso maybe just over three years. There is certain to be a shakeout, some leases may be renewed at reasonable rates, others may be slugged unreasonably. And others might be taken over by the Khmer owners believing that they have the knack.
Siem Riep hotels seem to be struggling, there are so many for sale on facebook but the figures just don't add up. But a savvy operator with connections and a good chef could still succeed although the changes to the tax system and charges by Agoda and other agents do take quite a toll.
