Hi guys'n'gals. Obviously if I PM the OP they're going to tell me nothing but nice things, but I was hoping to get some non biased opinions. Is this good value for the location and condition of the apartment etc? Ideally I was hoping to get something for $200-$250 for my first month, but the pictures of this place look much nicer than other stuff I can find online for the same price so I'm seriously considering it. However, with no local knowledge it could be in an inconvenient area or have some other red flags I'm missing

Well, the bedroom is also the living room. I'd call that a studio. Otherwise, it looks new. Good luck sleeping past 7 a.m. with that window and transparent curtain next to the bed. Doesn't look like there's a TV. Not sure where you would put your clothes.

I hadn't noticed there was no cupboards till you mentioned it. I notice there's not aircon but that doesn't really bother me.
I mean obviously there's nicer places, but if I wanted luxury living I would have just stayed in Australia.
Value for money though, what's your opinion? The price seems about right for what it is, or I should keep looking?
I've found a few sub $300 places on airbnb but when you read the reviews they all complain of bad smells and mould, so a new place like this seemed appealing

In that price range, I wouldn't use an agent - or at least a formal agent like this. For more expensive properties then fair enough.
But for a property like this, I would either scour the streets in the area you are interested or work with freelance agent.
Stick a message on on of the PP housing facebook pages and you will be inundated with freelance agents wanting to help you.
Some of these guys are useless but others are tuned in and extremely helpful.
If you want I can recommend someone I have used with success before.

I personally would check out the location, "Russian market neighbourhood" seems to be a very flexible concept here
This said this place looks ok for the price if you add curtains and stuff. I doubt you could find a comfy, quiet westernised digs for under 300. Those prices are generally over unless you're ready to go full Khmer style. How much worth is a good night sleep?

Hello! We are an real estate agency that wants to provide service for all price ranges. Probably the biggest reason for so many clients is the language barrier, and we are in a perfect position to help with that. We don't charge tenant to find a place through us. I wouldn't consider Boeung Tumpun to be "Russian Market neighborhood", it's in a different district and quite some distance away. But the tenant does end up paying your fees indirectly.
If the landlord has to pay an agents fee then they are less likely to want discount the monthly rental fee.
How much are your fees? Can you tell us?
1 months rent? Or %
