Mortgages on Soft Titled Land

Does anyone know if banks in Cambodia offer mortgages on soft titled land?

They must have done so in the past as there were few properties with hard title until relatively recently.

If so does anyone have any idea about the amount of deposit required (percentage), establishment fees and interest rates?

The fees will be a consideration as the land in question costs under $10k.

Yes, but interest rates are higher, deposit percentage will depend on the bank/MFI. Shop around for the best option, most banks/MFIs have websites with all the information you need, for example... https://www.ababank.com/personal/loans/simple-loan/

Lots of useful info there. So basically the answer is yes, but not sure about the deposit. They want 40% deposit on hard title housing loans for example.

Basically 15.8%pa interest on a simple basis.

I may just make the loan myself as that is a decent rate of return for a secured loan for a block of land I would happily keep.
