Short term stay hotel HCM

Can anyone recommend a good ST hotel( 3 months ) in ho chi Minh ? Requirements :

: close(ish)to ANZ HQ..a walk would be ideal
: good bar restaurant on premises
: balcony room would be great
: excellent wi fi
: pool a bonus
: don't mind slightly rustic or back alley as long as it's clean. ( a bit like vlad likes his rent boys)

budget open but cheAper the better.

I used airbnb in the Philippines with great success but hcmc not throwing back the same choice.
