Can anyone advise what the current "situation" is in Kep regards all the guesthouses and hotels etc ?
I can only assume it is a ghost-town with many places for sale / boarded up / struggling etc ? Who is going there other than the odd expat based in PP ?
The great place we used to stay at was for sale ( freehold) at USD$450k back in Xmas 2018 and through 2019. God knows what it is('nt ) worth now.
Must be a terrible time for the business owners.
Is land still bieng bought and sold with mad abandon or has it all grind to a halt ?

I don't have on the ground knowledge at the moment, but will be there tomorrow for a night, and then over "New Year's". I would imagine that you are mistaken with your thoughts. Cambodians have been doing a lot of domestic travel, with Kampot/Kep one of the busiest locations for them to visit (along with Mondulkiri, actually). I am pretty sure that everything is booked out for next week. When Knai Bang Chat reopened and offered discounted rooms (still $100+) I'm pretty sure they're full each weekend.

I was there a couple of weeks ago, it was mid-week and very quiet. We were the only people staying at the guesthouse ( Kep Lodge). There were a fair few Khmers around the beach area, but all the foreigner style restaurants there were closed. There still seemed to be a fair amount of construction going on, the road of to Kep Lodge was being upgraded and there are a few sites around there and Kep Verandah being cleared.
Romantic Cambodia is dead and gone. It's with McKinley in the grave.

There's been a big swing towards local tourism, Kampot and Kep are packed on the weekends and empty during the week.
Businesses that have adjusted to that seem to be doing okay.

Western places are suffering though but they’ve always struggled.

Siem Reap dead the whole week through, although I expect it will be a lot busier during the forthcoming holiday. Same for Mondulkiri, Ratanakiri, Kracheh - all very quiet with many places closed.

Yes it gets busy from Friday onward. Monday through Thursday quiet. . But even at week end the grid of roads away from sea are deserted ...up where the Independence monument is.

Morticia was down there for a few days mid week a couple of weeks ago. Ghost town. She was told weekends can be busier now and then and they expect a flood over the substitute KNY holiday next week. Those with high overheads are fucked, others are fine.
