Price of a land (rice only) in province
Does anyone have an idea about the cost of a land that can be used only to grow rice in Prey Veng province (1 hectare)
I've been offered one land for 4500 USD (no river close by)
I'm pretty clueless about the prices for lands here and I wouldn't imagine they'd be that expensive, considering the low amount of rice you can usually harvest (ca. 3 tons twice a year per hectare)
I suppose a price in any other province would give me an idea about how much bargaining margin I will have.

The price is all about location, location, location. Your description is a bit too vague for a decent advice...
(Main) Road nearby, does it have road access by itself? Town nearby? How far? Fenced? Possibility to connect to electricity? Soil quality? Etc... In general, for a remote piece of land in the middle of Prey Veng without facilities 4.5k USD seems a lot to me. Here in Rattanakiri one HA can be sold for anything between 1k-1.5k USD and ...... (fill in the craziest number you can think of), depending on loads of things but mainly location and access to water.

The land has access to some road (not a main one), the nearest city is about 20 kms, not fenced.
I understand there are many things to take in account to get a price range and the current real estate bubble is probably also afflicting province. But your answer already gives me a few points to look at and discuss with the current owner. Thanks for this reply

I am inclined to say $4.5k for 1 hectare of rice patty is a fair price, however if it doesn't have a constant source of water then I wouldn't even consider it...especially after seeing parts of Prey Veng during this years drought. Land near rivers were fine, but land which was fed by canals were as dry as a nuns ****.
I'm not a negative person, I encourage people all the time...it's usually to f**k off! But, whatever.

I asked. But at times it is difficult to get a direct & concise answer. Best guess from the rambling is the 4% transfer fee based on cadastral's office assessment. Which may be higher or lower than what you paid.
Plus of course some tea $ to have the office come measure & photo.
There could have been other $ paid. She can't recall as this purchase is adjoining her family's land.

Are you talking about riceland or is it growing fruit & such ? It sounds pretty high for a rice field. Earlier this year I saw some irrigated rice fields a few clicks from Battambang going for about 2k/ha.My Khmer lady purchase 1 hectare in Svey Reing on big red road 1 klick from black road. She says just rice. It separated other parcels that are family owned. That may have contributed to pricing. Don't know.
